What Subfloor Prep Is Required for 24x48 Tile? (Flatness, Lippage, and Crack Prevention)

Large-format tile like 24x48 looks clean, modern, and high-end… right up until it starts telegraphing every tiny dip in the subfloor, every seam movement, and every rushed shortcut. This is why I tell people: you don’t pick 24x48 tile first. You verify the floor can earn it.

The non-negotiable: subfloor flatness

For large-format tile, flatness matters more than “level.” A floor can be perfectly level and still wavy. Large tile bridges high spots and rocks on low spots, creating lippage and weak mortar contact.

Target flatness for large-format tile:

  • Maximum 1/8" variation in 10 feet

  • Maximum 1/16" variation in 2 feet

That’s a straightedge and measurement. If your installer isn’t checking this with a long straightedge or laser and marking high/low zones, you’re rolling dice.

What happens if you skip flatness correction?

  • Lippage you can feel with socks

  • Hollow spots (poor coverage) that later crack or pop

  • Corners that chip because load transfers weirdly

Slab vs plywood: the prep is different

If you’re on a concrete slab (common in Kansas)

Concrete moves and cracks. Even “old stable concrete” can have hairline cracks that continue to shift seasonally.

Key slab prep steps:

  • Moisture testing when required (especially if there’s history of dampness, prior flooring issues, or a basement-like smell).

  • Crack management: don’t just tile over cracks and hope. Use a crack isolation or uncoupling system where appropriate.

  • Surface profile: the slab must be clean and mechanically sound. Paint, curing compounds, old adhesive, and dusty surfaces kill bond strength.

If you’re on a wood subfloor

Wood floors flex. Tile hates flex. For large-format tile, the goal is to reduce deflection and create a stable tile substrate.

Key wood-floor requirements:

  • Confirm subfloor thickness and structure are adequate (joist spacing, subfloor type, and overall stiffness).

  • Use an approved tile underlayment system (cement backer board or an uncoupling membrane, depending on the build and conditions).

  • Address squeaks and movement before tile goes down.

Lippage is not just “bad install”, it’s physics + layout

With 24x48 tile, lippage risk goes up because tiles can have warpage from manufacturing. Even high-quality tile can have a slight bow. If you stack bowed tiles the wrong way, you amplify it.

Critical rule:

  • Avoid a 50% offset brick pattern with many large-format tiles unless the tile manufacturer specifically allows it.

  • A 1/3 offset is often safer because it avoids lining up the highest point of one tile with the lowest point of the next.

Also: tile leveling systems (clips/wedges) help, but they are not a substitute for a flat floor. Leveling systems can’t “fix” a wave. They just force tile into a compromise that can leave the mortar bed too thin in spots.

Mortar choice, trowel size, and coverage: where failures actually start

Large-format tile typically requires a Large and Heavy Tile (LHT) mortar (sometimes called “medium-bed”). The goal is to support the tile without shrinkage voids and to maintain contact over a wider surface area.

Trowel size matters. Many 24x48 installs start around:

  • 1/2" x 1/2" square notch (common baseline)

  • Sometimes larger depending on tile back texture, floor flatness, and desired coverage

Back-buttering (keying mortar into the back of the tile) is not optional on many large formats. It improves contact and reduces voids.

Coverage targets:

  • Dry interior: minimum ~80% coverage (with full support at edges and corners)

  • Wet areas / exterior / heavy traffic: minimum ~95% coverage

If you hear “we’ll just spot-bond it,” run. Spot bonding creates voids, voids create stress points, and stress points create cracks.

Movement joints: the “invisible detail” that prevents cracks

Tile assemblies need room to move. Without movement accommodation, tile can tent, crack, or pop when the structure expands/contracts.

Key movement joint basics:

  • Maintain perimeter movement gaps (don’t hard-pack tile tight to walls/cabinets).

  • Use movement joints at appropriate intervals in larger rooms and where sunlight hits hard.

  • Honor existing slab control joints properly, not “tile right over it and pray.”

This is one of the most common reasons large-format tile fails months later, after everything looked “fine” at install.

Grout and edge details: finish choices that protect the investment

With 24x48 tile, the room reads calmer with fewer grout lines, but the grout still has to perform.

  • Choose grout suited to the joint width and the space (wet area vs dry).

  • Use appropriate edge profiles at exposed ends to protect corners from chipping and to create a clean termination.

If you want 24x48 tile to look amazing for years, treat it like a system: flatness + substrate + mortar + coverage + movement joints. The tile is the pretty layer. The prep is the longevity layer.
